I gave 3-day notice to my tenant and then sent a eviction complaint thru court. But she paid just before court appearance date. Can I charge her the court fees and attorney fees?

You have to take her to small claims. It sucks but that's the only way. IMHO - The legal fee clause is meant to bark, not bite.

Yes send her a bill, give her 30 days to pay the fees, or enter into a payment plan. My lease I can take the fees out of the rent, then the rent is short. then I can give a 14 day notice and file for eviction, but I'd rather just do a payment plan.
