evicting month to month tenant

The tenant has only been in the home for 3 weeks, she was told and agreed to the no pet policy, she has a friend who is here frequently who brings a dog and the no dog policy includes not on the property, this has been ignored, she has been spoken to several times about this and refuses to uphold agreement. What for do I need to evict her? or What is the best way to handle the problem? This home has just had a lot of updates to it and has cost considerably.
