rug got wet , tenant wants to sue for mold, withold rent sueing for health issues. sent property manger in to take pictures. rug smells and looks great!!!! tenant calling names sueing for doctors bills, has illegal dog on property thats outlawed in lease. what do i do about this in nj

If the tenant is violating the lease by having a pet, it's a lease violation. This usually means grounds for termination of tenancy. If they are not paying their rent, thats also a violation of the lease. It seems to me you have two outs right there.
