Renting to parents of a handicapped child

I have a possible tenant/family. The daughter is 8 and has both legs with braces on them. Her ability to walk with strength is  awkward . It is a 2 story home with a stair railing. She has tested her ability to go up and down the stairs ok..... I asked the parents if they would sign a waiver of liability for her in case she were to fall and be injured and of course I carry liability insurance.  Is this legal and am I protected? Anyone else dealt with this situation?
