Continuously late tenant

I just need to know if I can change the lease that this tenant signed to a month to month lease...I need to to put this property on the market. This 1 year lease expires on 10/9/2015  Thanks!

If the tenant is continuously late you can evict them. Just send the proper notification, and alert that one more lateness will be considered a breach of lease. Also have all proof that payments have been late.
