abandoned trailer

December 2014 was the last payment received from Tenant. I have sent my courtesy letter, my demand for possession a number of times. I even sent a letter asking for them to forfeit the trailer. They are accruing payments every month there balance as of April 2015 their balance was $12,140.00.  what can I do?

Evict them, submit official notices to the tenant and the court. Once you have officially evicted the tenant the authority will be able to forcibly remove them from the rental.
