I gave the keys to the tenant on 8/30 because I was hospitalized. They occupied the property on 9/1/2014. However the lease was delivered on 9/8 to be signed. I left the lease with the tenant to pick up the next day. The tenant is now telling me that she have to get the funds from her son who is out of town... I'm thinking this is already a BAD sign. This is a very nice lady and I don't want to over react. Any suggestions?

You should have collected the security deposit and first month's rent BEFORE letting the tenant move in. Also get the lease signed at the same time.
