My problem tenant has finally moved out. We did the walk-thru and we signed off on the walk-thru checklist with them. Unfortunately I made a mistake - there is a crack in the large picture window. After going thru some photos, I realize that this crack was never there, after the fact! Do I get a quote and then charge them? This is already complicated because they were trying to sue me before and now are trying to sue me again, AFTER they have alreay moved out! Do I bother with this, I'm already being called on for a Mediation Meeting with them and I have 4 days left to be within the 30-days of returning the security deposit. ANY advice would be great!!
