Tenant's Waiver of Insurance

What happens if the tenant does not want to sign the document tenant's waiver of insurance ?, can I break the contract between the tenant and me ?, as I would in this case, would appreciate any advice that would give me light, the property has insurance but does not protect To the things of the tenant.

As long as the waiver of insurance is included you should be covered. If they do not sign the lease also then it is never actually official so you can move forward with an eviction.
