Security deposit

My tenant moved out after 6 years the flooring must be replace in the living room, hallway and kitchen. Bedrooms are in fairly reasonable condition. Among other issues, but my big expense is the flooring. Is there any calculation that's used to itemize normal ware a tear when determining the responsibility of the cost to replace items that have not been taken care of?   Thank you,  Cindy Hauf
