Rent increase

Based on the lease signed by the tenant and myself, I may pass on H.O.A. or property tax increases if they are imposed upon me.  Recently I was increased $8 a month in homeowner dues.  I increased my tenant's rent by $8 to accomodate the increase.  Her January rent did not include the added $8.  I e-mailed her a week before the Feb. rent was due reminding her of the added $8.  Her Feb. rent did not include the $8.  She pays her previous amount timely.  Should I serve her a 3 day notice to pay or quit?  Or should I simply take the $8 out of her security deposit each month?  Can I serve her a notice to pay or quit if, indeed, she does pay all but the $8 timely each month?
