Rent increase State California

Hello, I am wonder in the state of California how much notice do I need to provide to my tenants for a rental rate increase. How do I have to deliver the notice? What is the percentage that I can increase the rent. I currently rent the place at $2800 and thinking about a market increase to $2950 or even $3000 They have been their over 1 year and now the place is at month to month. May I keep it month to month with increasing the rent? or do I need to have them sign for another lease. Any help, feed back or assistance would be greatly appreciated. Thank you! Giuliana

Hello, If they're MTM (Month to Month), you can change rent every month if you want with a 30 day notice (I typically give 45 to be on the safe side). As for how much - unless it's government subsidized housing, how much you want to charge is solely your decision. $2,900, $3,000, $5,000 or $50,000/month makes no difference if you get someone willing to pay.
