Can anyone help me with questions I may not be thinking of to ask an applicants previous landlord. Such as did they always pay on time, did they have damages to pay for, etc

Did they do a reasonably good job of taking care of the rental property? Was the unit clean and in good order when this tenant left? Was this person disruptive towards other tenants or neighbors?

Make sure it was really their landlord! Even then I would be almost willing to pass off a bad tenant to get em out!!!! NOW

I NEVER SAY IM CALLING FOR SO AND SO OR REGARDING THE PROSPECTIVE TENANT, I CALL AND ASK IF THEY HAVE ANY UNITS AVAILABLE. IF THEY REACT CONFUSED AND ASK WHAT IM TALKING ABOUT I DONT ACCEPT THE TENANT. VALERIE MASEULI

change a number on the address, amount of rent. Basically anything to catch them in a lie.
