For California, in renewing/starting new lease, can I require tenants (who have been in house for more than 1 year) that they make house available to realtor to show to prospective tenants while they are there for last month of lease.

you can certainly ask them, but as far as requiring... prob not.

Yes, you have to give a notice to your tenants so that the Realtor can show your house to prospective tenants. I am using property management services from Tropicana Realty, they do everything on my behalf.
