When is the best time to show the house advertised for rent: before or after receiving the completed application form?

The best time to show the house is before the tenant hands in an application from my experience. I usually hold an open house and hand out applications to be returned or filled out immediately. This does two things, 1: lets you see the tenants first and get an impression. 2: Weeds out the less serious ones with the ones that are willing to fill out and hand you an application on the spot. No one is going to fill out an application to rent a house they haven't even seen yet.
