How do you choose between two GREAT tenants?

What do you do when you have 2 great tenants that both have great credit, clean background checks, no violations, and both seem like very well rounded people? How do you make the choice? One lives by himself with 2 cats, the other lives with his girlfriend and they have a 3 year old daughter.

Well that is the toss up, the cats or the baby. The best way to make a choice is what does the GF do for a living are there going to be costs that she is responsible for that could cause rent to be missed or late? How are the cats trained Litter, do they still have claws? The more info you have the better you will find that making a choice is not all that hard to make. Good Luck
