Pet Fee included in Rent

I am in the process of screening new applicants for a condominium I rent out. Many applicants have pets. While I prefer a tenant without pets, I'm considering approval of pets for a monthly pet fee - perhaps $25 per pet. What has been everyone's experience with this. My property is in New Jersey.

I do a one time, non-refundable $250 (dog), $100 (cat) and 30 gal aquarium limit and still hold them accountable for damage.

I include a $25 dollar per pet fee in the rent and of course they are responsible for any damages.
