What would be a reasonable increase to a month-to-month lease for some one who has violated the no pet clause on the lease?

Ben, so you are planning to keep the tenant and just charge more per month rent? If so you may want to lay down some terms and each sign a pet agreement, in addition to a higher monthly rent... maybe $25-$50 more per month is pretty average.

No, I don't plan to keep the tenant, I was just wondering what fare fees\rent for pets some landlords are receiving. Pets are to destructive when pet owners do not have a true stake in the property for which they roam.

I charge a $250 pet deposit on pets that weight no more then 50lbs. I then also charge $50 more per month for each pet.
