Father paying for son's rent

This may be a common problem. I am the landlord. The potential tenant, a student, does not have enough income, and needs his father to pay for rent. But the father won't live there. Who should be on the lease?

You would put the tenant on the lease, and the father as a co-signer. It's very common when renting to college kids.
