Rent to own option - Equitable interest clause

I read the Lease option contract for my state. It has the "No Equitable Interest" Clause on page 2, which I know is important to have in the contract. However, it reads that no deposit monies or no portion of the rent will go towards eventual purchase. I don't understand. I thought that was one of the attractions (future credit) of rent to own?

Some rent to own agreements just cover the basics. IE the tenant agrees to purchase the rental at this price, by this time frame.
