Extra Fee for Extra Tenants - Los Angeles

I rented a unit to lady for 6 months and then month to month. She contacted me and wants her daughter with her daughter to move in for 60 days. Can I charge her extra since she is changing the terms of lease and what is law regarding this and amount that is fair?  Thanks

Rents are usually determined by # of bedrooms, sq.ft, location and = rents in the area. You can use sq.ft/# of bedrooms to determine the # of occupants…..Draw up a new contract to include daughter and child (assuming she’s under 18 yrs). Make sure daughter is equally responsible for rent. In other words, if one doesn’t pay (because they decided to move), the remaining tenant must pay the full rent…..Don’t forget to increase the sec.dpst to at least = the rent. Do not sign contract until you receive the sec.dpst and any rent due in cash or bank check. No personal check. . -----Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement. I’m not affiliated with EZlandlord Forms. Therefore, it is up to you to become familiar with Fed/State/Local Tax Laws. Also, if you have real questions, you should consult with an attorney or tax professional……Having 40+ yrs with Rental Property and done well, it’s my way of “Pay it Forward (check out the movie).” I always like to know if the suggestions I offer are helpful. You can not rent out your place "by the head" expecially if the daughter is under age. Just say no. If the daughter is over 18 you can bet the boyfriend fresh from prison will follow her. It is more than you want to deal with.
Does anyone have an idea about overnight guests and how long a reasonable length would be?  I used to live in a condo in Santa Barbara that allowed a limit of I believe 7 days for guests... any ideas?  I have an Arizona lease I am preparing right now, and this was an issue prior with my graduate students... Thanks!!
