Tenant offers to pay year's rent upfront

Located in MA, a tenant has offered to pay a year in full to secure the home. Can the landlord legally accept this?

I’m not sure how paying 1 yr in advance secures the home. Nothing stops you from selling the property 1 month after a lease is signed or stating an eviction due to a violation. You’re right to be suspicious. Anyone that offers that much up front rent, I believe, is up to something. Unless there is more to the story, I would back off and locate another tenant……Keep me updated on this one, please. -----Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement. I often have tenants pay 6-12 months up front but they are college students who get loan/grants/scholarships. I have had no trouble with the arraignment.
