Leasing Issues
Lease requires Rental insurance

We're going to renew the lease for one of our tenants this month. The lease requires them to have renter's insurance, but I'm sure they do not. My thought is that it's their problem if their stuff is damaged as my homeowners insurance is for a rental property and does not cover contents. Is there a specific reason why I should insist they provide proof of renter's insurance for my benefit?

You may require your tenant to obtain renters insurance. Did you put this in your lease? If they signed the lease that states they must obtain renters insurance, then they are responsible for their personal property.
