Tenant Want to Cancel Lease Early

Our tenants have occupied the rental home for 17 months. Per their Lease Agreement they needed to notify us 60 days prior to the end of the Lease (March 2013) that they would not be renewing. They did not notify us. Therefore, the lease renewed for another year. We just received a 60 day notice that they wanted to leave on October 1, five (5) months early. Their Lease expired March 2014. What recourse do we have? We are in California.
