We have water front property and do not want to be held liable for any accidents or mishaps by tenants. What wording do we need in lease terms to aid us towards future liability coverage issues? txs S

I would say something along the lines of - tenants are familiar with the water front property. The landlord is not held liable for any accidents or injuries.

A landlord can not dismiss his liability so easily. Consult your insurance agent for more information.
