I emailed a lease renewal and the wife informed me that her husband would be renewing but that she was moving out and no longer wants to be on the lease. I am thinking that we need to have him fill out a new application and lease and refund their joint security deposit and require him to make a new one to avoid getting in the middle of community property issues here in Texas. Have any of you had any experience with this situation?

I have not in Texas but I have dealt with a similar situation and the way you stated that does sound like the best approach. I did not do that as soon as I could have then the divorce process hindered rent getting paid and me having to refund half to the party that didn't stay aran unexpected time. Also make sure that they, renting solo, can still afford the same rent.
