Broken Lease in Texas

Looking for guidance and legal resources for when a tenant breaks the lease. The rental property in in Texas...seems to me most tenants have more rights than landlords. Other than reporting it to the credit bureau, is there any other recourse?

In Texas the tenant is responsible to pay rent for the remainder of the lease if you are unable to find an acceptable replacement. If you do find an acceptable replacement the tenant is responsible for rent during the time the unit was vacant. You can use the deposit to cover the unpaid rent, and then sue for the remainder. If you have tried to rerent the unit and are unable and sue, you should contact a real estate attorney to help out.

You can always get a judgment but that does not mean you will collect. Sometimes it is more hassle than it is worth.
