how to go about holding original tenant accountable if new leaser breaches lease.

The way a sublease works is that the main tenant is responsible for everything, this should be stated in the lease contract. The courts will recognize them as the financially responsible party. Make sure in your main lease it is stated that if subleased they are held responsible for any tenants that they bring on.
