I will allow an additional roommate to be added to the current lease. How should I address the already paid deposits by the current renters? How do I cover a deposit should one of the current renters need to leave?

It is most fair to give each tenant their own deposit back with an accounting statement so that there is no confusion on your end on who has been paid back. Always pay by check or electronic payment if possible so that there is a paper trail.
