Changing Lease Term

The contract of my 12 month tenant lease expires on 1/1/2015. This isn't a good time of year to market and attract new occupants. Would I be able to change the leasing term to 18 months with the new anniversary with proper 60 days notice? The term would expire in July which is a better marketing timeframe.

You could offer them a lease renewal agreement that is for a month- to-month lease or a six month term. You cannot just up date the amount of month that a tenant is held to a lease. With a lease renewal you can have them agree and approve the new terms. This can be done early but should be done with at least 30 days notice.
