5 yr lease

We have an applicant that would like a 5 year lease. Does anyone have any suggestions to any thing special we should include in the lease? Of course, that is a nice opportunity for us, less work for a while. We have been landlords for about 5 years, we have 3 rental homes... and we keep learning new things all the time. This is something that has never come up. Any input would be appreciated.

If you do a 5 year lease I would do it on just an annual term so that if something starts to go bad or you or the tenant need an out you have an automatic annual renewal at the end of the term unless otherwise noticed. The promise of long term is nice but being open and communicative will help keep a good tenant and make them secure.
