I have a young mother of 3 that is totally supported by her mother (so she can be a stay at home mom). However, her mother will not live with them...just pay all her rent/utilities. In Texas, all occupants over 18 must complete an application and be on the lease. I'm not sure if there are any issues with writing a lease with the responsible party not occupying the house. Anyone have thoughts/experience with this type of situation? Thanks! Mary

This is called a co-signer. You will want to daw up a lease for the tenant that is living there as well as listed occupants. The children. Then you would list the financially responsible mother to be the co-signer. You will have them also sign the lease as well as a co-signer agreement so that they know what there responsibilities are.
