Lease co-signer

What do you suggest/recommend when a prospective tenant asks you to agree to a co-signer on the lease?  Parents for example.

If they asked me I would feel like they were preparing to put the rent on the co-signer(parents). If you do want to accept this tenant I would be sure to run credit on the co-signers.

And here is the tip from me, you  must be able to get in touch with the cosigner. If the tenant cannot meet their rental obligations, you will need to have a way to get in touch with their cosigner to collect the money that is owed to you.  If tenant offer 2 co-singers, you should probably consider this  option as well.
