Married couole.signed the lease. Now wife wanted name off the lease

What option do I have as a landlord? Am I obligated to amend or sign a new lease? Thank you.

I'm not a lawyer, so don't rely on my answer alone! I would evaluate the situation to determine what I would do. If they only qualified for the property based on both incomes and credit and everything, I would not amend the lease. If they're going through a divorce, they both agree with removing her name, and he qualifies without her, I would write up a new lease for him with a small fee for the extra work/expense. I wouldn't imagine any state would require you to just remove a name from the lease because they said they wanted it off.
