First thing to do is contact your local HUD office and speak with them about what is required by them. You will need to file with them. Then in your own lease require everything you would to a normal renting situation but always require monthly walkthrough checks or frequent ones. Make it very visible who is responsible for what maintenance, and always verify all of their information as well as carry out a very thorough tenant screening with credit and criminal checks.
