Tenants requesting an early lease break in an Ohio lease

Is there a restriction or limit in the state of Ohio regarding charging a fee when a tenant wishes to exit a lease early? In this case the three year lease has a remaining 21 months which the tenant is wishing to be released from. This would be done by addendum via ezlandlord.

Tenants are legally bound to pay rent for the full lease term or until the landlord finds new tenants, whichever comes first. The only time it is justified is if the tenant is in the military on active duty, the rental is unsafe and if the landlord is harassing the tenants or violating the lease. The landlord also can't just sit and wait for the lease to end before finding tenants, they should be working hard as well to find replacement tenants. I would also consult a lawyer if there are issues in the matter.
