Tenant lease- no deposit CALIFORNIA

I had someone lined up and they signed the lease but didn't make a deposit. I called him before the deposit was due and told him I was going with another family and to please not make the deposit. I just got a text from his saying that the house is legally his. Is this true?

Yes the lease is signed by all parties he is correct.
