even if the lanlord is negligent in keeping the property safe? I'm looking at someone's lease that has the indemnity clause in it. I want ot lease this place then sublease to my tenants. Seems we'd be signing over all rights no matter how slummy the lanlord might be

You would need landlord to agree to subletting and if the property is not safe, you may not want to sublet until it is so you do not get caught up in a situation.
