Tenant wants to convert Annual lease to Monthly

Have had great tenants for 5 years on a 1 year lease, they want to change to a month to month lease in order to purchase a home. I have no idea what documentation I need. Should I write up a addendum or is a new lease required? If I provide addendum are the provisions of the annual lease agreement still in force? Thanks a bunch.. Judy

Are they still on a 1 year lease and if so when does it terminate?
