How to cancel new lease

I have new tenants who just moved in days ago. They signed off on the walk through but are now complaining about everything. Paint, carpet, ceilings. Not little things. I would like to offer them their deposit back and prorated rent if they will move out. Otherwise, what can I do?

Once everything is signed there really is not much you can do. Well I would definitely decline on any "improvements" they would like to change on the property, and offer back the security deposit if they are not happy with the property.
