Adding new tenants to existing lease while raising the rent

I want to keep the current lease intact while adding 2 new tenants and increasing the rent. What is the best way to do that?

As long as the current tenant(s) FULLY agree to the modifications just cut a new lease with a clause that this lease supersedes all prior.
