We have a husband and wife tenant couple both of whose names are on their lease. He has moved out and she is filing for divorce and a restraining order. She has asked that we issue a new lease in her name only. (The current lease will not expire for many more months.) Can we legally honor her request and, if so, how? Thank you for your help.

Create a new lease for her have it say that it supersedes any prior agreements between the two of you and create a second document for him to sign that release both parties from the prior lease. Have both sign the docs.
