nonrenewal of lease agreement

Tenant has not moved out after his lease expired. We gave him 30 day notice. He did not move out. He has unauthorized people living with him in his one bedroom unit. He also is violating our no pet policy.  Anyone know what my next steps should be?

File a unlawful detainer. Which starts the eviction process.
