I have a tenant that is moving out and had a dog and cat. The basement and living room reek of urine. How do you handle their security deposit.

You can ask him to clean up and then refund his rent, or you can deduct money from the rent and hire a professional cleaner.

Deduct out of deposit when refunding them deposit with cost of cleanup attached.

Have the areas professional cleaned deduct the cost from the deposit. Return the remaining amount with a copy of the receipt for the work performed. If it costs wore than the deposit send them the bill.
