Tenet want to do a short term rental

Hi! I have a tenent that wants to turn our rental into a short term rental. So Guess I would be his landlord and then he would be the landlord of the people he brings in? What paperwork would a I need to do to cover myself and my rental. I want him To follow my rules, will he have to or just do what he wants to do? I’m Real unsure about this any helpful Information would be great. Thank you

As a rule, I don't allow sub-lets as I lose the ability to screen the tenants and and problems between the sub-let tenant and my existing tenants can be an issue. But, if you still want to, I would tell the tenant that you need to review and approve the lease first.
