extended agreement or addendum

My tenant agreement end, July 31, 2020 She ask me to extend the contract for 3 months to find another place, but she also owe 2 months rent?  but do to COVID-19 there is not evictions, She offer a payment plan during this 3 months, what is better, sign another agreement or an addendum to the lease?
