Additional space in commercial bldg. New lease or addendum.

I have a tenant in a commercial property in CA. They are wanting to lease additional space within the same building. Do I need an entire new lease agreement or is there some sort of an addendum that I should use? There are no suite #'s, but I can describe the square footage etc. within the lease.
