Connecticut law and the State Fire Safety Code require that buildings over 4 stories be equipped with a fire sprinkler system and that Landlords of these buildings make specific disclosures when entering into a residential Lease Agreement. Specifically, Landlords must:


  1. Disclose whether or not the building has a functioning fire sprinkler system.
  2. Provide notice of the last date of maintenance and inspection of the fire sprinkler system.


This disclosure should be attached as an addendum to Connecticut Lease Agreements.
