When a Tenant violates the Lease Agreement for any reason besides non-payment of rent, Landlords should use this 10-day Notice to Vacate. The Notice gives the Tenant 10 days to vacate the property or face eviction proceedings.


Landlords may give Tenants the option to cure the Lease violation within 10 days, but Missouri law does not require Landlords to allow Tenants to cure the violation.


If a Landlord suspects that the rental unit is being used for the illegal sale, distribution, or possession of drugs, the Landlord has the burden of proving this.
