Maryland Eviction Laws: Notice to Quit for Non-Payment


Under Maryland Law, Landlords can issue a:

  • Maryland 10-Day Notice to Pay Rent: When a Tenant falls behind on rent
  • Maryland 14-Day Notice to Quit: If a Tenant poses an imminent threat to the property or other individuals
  • Maryland 30-Day Notice to Quit: For all Lease Violations that don’t involve unpaid rent or an imminent threat.


When a Landlord issues a 10-day notice to quit, it should include:

  • The Landlord’s and Tenant’s names
  • The property address
  • The amount of unpaid rent
  • The amount of accrued late fees
  • The total amount of rent and fees due
  • The date by which the total amount of rent and fees must be paid
  • Consequences for failure to comply with the notice


The 10-Day Notice is a required step before initiating eviction proceedings.
